Olde Towne District Master Plan

Torti Gallas and Partners worked with the City of Gaithersburg to update their original Olde Towne Master Plan, which had set the stage for numerous exciting infill and redevelopment projects. Several action items from the original plan were implemented, and has created a vibrant, clean, and safe urban center. Nevertheless, normal cycles of urban change and shifts in socioeconomic dynamics periodically require the creative conversion to new infill opportunities. With a number of City-owned and underutilized parcels still available, and a renewed interest in successful downtown redevelopment as a source of civic pride, the City took this opportunity to reinforce the forward momentum established in the original plan. Led by Torti Gallas, the Master Plan update established planning solutions that overcame existing challenges facing Olde Towne, while building upon its existing assets.

To strengthen the desirability of Olde Towne as a regional destination, Torti Gallas’ Master Plan recommended a significant increase in development density. We were careful to ensure that this increased density would not detract from Olde Towne’s historic charm, one of its leading assets.

The recommendations established by the Master Plan include new development that capitalizes upon City-owned property, consolidates the parking supply, and strengthens Olde Towne as a vibrant destination and the heart of civic life; improvements to the public realm, including new parks, plazas and cultural resources; and new pedestrian and vehicular connections that improve circulation and wayfinding, provide alternative modes of transportation that link and help alleviate traffic congestion.
