The Bartlett, in the Pentagon City neighborhood of Arlington, Virginia, is helping to transform an industrial area of warehouse buildings into a vibrant mixed-use neighborhood surrounding a grand central park. Occupying a full city block, this high-rise mixed-use project for the combined phases 4 and 5 of the development, is a signature piece of the larger Metropolitan Park neighborhood. The Bartlett provides a critical anchor for the entirely new neighborhood with the majority of the ground floor retail space containing a Whole Foods grocery store and two smaller retail spaces, creating an active pedestrian streetscape that will benefit from the planned 12th Street streetcar service.
The residential portion of the building provides high-end apartment living to its residents with a wide variety of amenity spaces included throughout the building program. In addition to multiple levels of green roof areas and terraces, the building features a large tranquil courtyard of over 12,000 sf for resident enjoyment. Active amenity spaces include a large fitness center and 2 levels of large rooftop terraces, each with party rooms adjacent to the terrace space. The upper roof terrace, located on the top of the 22-story tower, takes full advantage of the fantastic views of the Potomac River and the monumental core of Washington, DC. The tower also includes dynamically modern amenity penthouses and a pool with multiple swimming lanes and lounge areas in and out of the water.
The Bartlett is adjacent to multiple forms of transit--metro, light-rail and bus lines, all of which provide a great convenience in supporting a sustainable culture and lifestyle for residents. In addition to the inherently sustainable aspects of the building’s urban location, there are many green features included in the building design.
Designed to reach a minimum certification level of Silver in the LEEDv3 program, the building features over 15,000 sf of green roof area and uses highly efficient central building systems to provide heating and cooling of the occupied spaces as well as heat recovery and central water boilers. The residential units and public spaces will feature EnergyStar lighting and appliances throughout.
After being shepherded through the 4.1 design approval process in Arlington County, the project is an exciting forward step in the continued sustainable urbanization of some of the most transit convenient neighborhoods of Arlington County.
