After four years of planning, community engagement,entitlement, and permitting, construction is officially underway on Corso ChevyChase, a transformative new senior living community that will bring 420residences to one of the region’s most prestigious neighborhoods.
Developed by Galerie Living and designed by Torti Gallas +Partners, Corso Chevy Chase builds upon the successful vision established bythe company’s flagship Corso Atlanta community while advancing the conceptthrough innovative design, enhanced neighborhood integration, and a strongfocus on resident well-being. The community will offer a hospitality-inspiredliving experience that promotes wellness, social connection, and meaningfulengagement for older adults.
Located in Chevy Chase, Maryland, the project represents athoughtful response to one of the most significant demographic shifts facingthe nation today: the rapid growth of the senior population and the increasingdemand for housing that supports healthy aging. At a time when communities areseeking ways to help older adults maintain independence while remainingconnected to family, friends, and the broader community, Corso Chevy Chasedemonstrates how design can be a powerful tool for improving quality of life.
The community is organized as a collection of eight smallerbuildings rather than a single large structure. This village-like arrangement createsa more comfortable and easily navigable environment for residents. Smallerbuilding footprints allow for more intimate settings and a stronger sense ofcommunity, helping residents feel oriented, connected, and at home.
The campus is further enhanced by a network of walkablepathways, landscaped courtyards, and outdoor gathering spaces that encourageresidents to spend time outdoors, remain active, and engage with neighbors.Access to nature and opportunities for daily movement are increasinglyrecognized as important contributors to overall health and well-being, and thecommunity has been designed to make these experiences an integral part ofeveryday life.
Just as importantly, TG+P designed Corso Chevy Chase tofoster meaningful connections between residents and the surroundingneighborhood. Public-facing amenities, including an ice cream shop and café,will create opportunities for interaction across generations and help establishthe community as an active and welcoming part of Chevy Chase. Carefully plannedpedestrian connections will further strengthen the relationship between thecampus and its neighbors while maintaining safety and security for residents.
Architecturally, the project draws inspiration from the richcharacter of the surrounding neighborhood through the use of high-quality brickand stone materials, sloped roofs, gables, bay windows, chimneys, and otherresidentially scaled design elements. This context-sensitive approachdemonstrates that higher-density development can complement and enhance itssurroundings.
The project stands as a testament to the power of thoughtfuldesign, collaborative planning, and community engagement. When completed, itwill not only provide 420 new homes for seniors but also serve as a model forhow senior living communities can support healthy aging, strengthenneighborhoods, and create lasting value for residents, families, and thebroader community.
