
The Appleton at Spring Flats provides 88 new affordable apartment homes for independent seniors in Petworth, an urban mixed-use community in northwest Washington, DC.

Through adaptive re-use of a vacant and blighted historic structure, the project reintegrates a former community asset into the neighborhood. An extensive community engagement effort early in the design process identified and successfully addressed neighborhood concerns of scale, traffic, and parking.
For this nationally and locally designated historic resource, the project team worked closely with the DC Office of Planning preservation staff to secure approval of the restoration plan by the DC Historic Preservation Review Board. The result has been a case study in successful public-private cooperation to transform public land for public good.
