Project Description

Michaels Development retained TG+P as the Master Planner and Architect for the revitalization of Kenilworth Courts as part of the Choice Neighborhood Planning Grant. The neighborhood is located at the edge of the District in Northeast Washington, DC, between Kenilworth Avenue and the Kenilworth Aquatic Gardens. The master plan for the project was developed in an intensive on-site charrette focused on the revitalization of the existing public housing development, which currently contains 290 units in townhouse and walk-up configurations. The master plan eliminates the neighborhood’s isolation and creates a vibrant new mixed-income community.

The new residential program includes one-for-one replacement of existing DCHA housing in a mid-rise senior building, mid-rise multifamily building with new non-residential uses at the ground level, townhomes with front and rear access and walk-up units. The architecture of the new low-rise units responds to the traditional character of the adjacent Eastland Gardens neighborhood while the multifamily buildings, located on Kenilworth Avenue, respond to the Avenue’s more modern aesthetic. A plaza and corner element create a new front door to the neighborhood.
